Legacy West Home-Search Decision
Plano or Frisco for a Legacy West Commute?
Neither city wins by name alone. Legacy West is in Plano, but Plano stretches far east of the Dallas North Tollway, while parts of south Frisco have a direct DNT route. Compare an exact home address with the actual office entrance or employee garage at the worker’s required arrival and departure times. Then add tolls, road work, parking, and weekly office frequency before choosing.
By Kaitlin Lovern | September 17, 2026 | Research current through August 27, 2026 | 16 minute read
Quick answer, current August 27, 2026: West or far-north Plano can offer direct surface-street access to Legacy West. South Frisco near the Dallas North Tollway or Sam Rayburn Tollway can also be direct, while central or east Plano and north, east, or west Frisco may add cross-town distance. Those are route-geometry observations, not commute-time promises. The right choice comes from exact home-to-garage tests at the employee’s real work hours.
Comparing two homes for the same Legacy West job?
Kaitlin can build a property-and-commute worksheet using the exact addresses, office garage, schedule, toll route, taxes, insurance, and purchase terms.
Where is the real Legacy West destination?
Legacy West’s current visitor page uses 5908 Headquarters Drive, Plano, Texas 75024 as its public address and identifies three public garages plus valet service. That is a useful neutral map pin, but it may not be the right endpoint for an employee. A tenant office can have a separate tower entrance, employee garage, badge-controlled level, or required approach (Legacy West visitor and parking information) (Legacy West, accessed August 27, 2026).
The commute should end where the employee parks, not at the middle of a shopping district. Ask the employer or building manager for the exact garage entrance, whether a space is assigned, which driveway works with the badge, and how long the walk from the car to the desk normally takes. Public valet and visitor-garage information does not establish employee access.
| Destination field | Weak comparison | Useful comparison |
|---|---|---|
| Workplace pin | “Legacy West, Plano” | Exact office-building entrance and employee-garage driveway |
| Arrival | Generic 8 a.m. | Badge-in deadline and the buffer the employee actually needs |
| Departure | One ideal test | Named workdays and the worker’s realistic departure window |
| Parking | Map arrival | Garage approach, queue, space, elevator, and walk to desk |
Do not compare a home driveway to a retail map pin and call the result a door-to-desk commute. A material part of the observed trip can come from the office approach, garage, elevator, and walk rather than the highway. Measure it instead of assigning a generic number. Send Kaitlin the office and garage address or call 214.429.4907.

Destination checkpoint: The comparison is not ready until the exact garage entrance, required arrival window, parking process, and walk-to-desk time are known.
Which Plano and Frisco origins should I test?
Plano and Frisco are not single commute points. The same city name can hide a direct north-south route, an east-west surface-street crossing, or a tollway approach. Kaitlin’s phrase “North of 635 is a different world” applies here because broad Dallas-Fort Worth labels erase the local road pattern that controls a weekday.
The Dallas North Tollway is a 33-mile NTTA roadway that runs through both Plano and Frisco. NTTA says the DNT reached Legacy Drive in 1994 and now extends north through Frisco toward Prosper. The Sam Rayburn Tollway runs 26 miles between Business 121 and US 75. Those facts show the network, not the time required from a specific house (NTTA Dallas North Tollway; NTTA Sam Rayburn Tollway) (NTTA, accessed August 27, 2026).
| Origin scenario | Likely route question | What to measure | What not to assume |
|---|---|---|---|
| West or far-north Plano near Legacy, Preston, Coit, Windhaven, or DNT | Surface streets or a short DNT segment? | Signals, chosen driveway, toll entry, garage approach | Every Plano address is equally close |
| Central or east Plano near US 75 | Cross Plano on Legacy or Spring Creek, or use SRT? | East-west distance, construction, time window, toll alternative | A Plano mailing address means a short west-Plano commute |
| South Frisco near Warren, Gaylord, Lebanon, Stonebrook, DNT, or SRT | Direct tollway approach or surface alternative? | Ramp, exact toll, peak direction, office approach | Crossing the city line makes the commute impractical |
| Central or north Frisco near Main, Eldorado, or Panther Creek | How much local access comes before the DNT segment? | Entry point, north-south distance, recurring toll, closures | DNT proximity eliminates local-road time |
| East Frisco near Coit or Custer | Travel west to DNT or use another connection? | Cross-town segment, project impacts, exact workday route | East Frisco performs like a DNT-adjacent address |
| West Frisco near FM 423 or Teel | How long is the east or southeast approach? | Surface variability, construction, final office approach | City-center mileage represents the home |
The City of Frisco’s 2040 Comprehensive Plan, adopted in April 2025, documents the road topology used in those scenarios. It does not publish a universal Legacy West commute time and should not be used to invent one (City of Frisco 2040 Comprehensive Plan) (City of Frisco, April 2025).
Start with two actual homes, not two city-center pins. Use Kaitlin’s remote Plano purchase process, review the buyer plan, or call with the addresses.
Origin checkpoint: Each candidate home must have its own driveway-to-garage route, toll entry and exit, and named workday test.
What six variables belong in the commute comparison?
A useful worksheet keeps six variables separate. Combining them into one map estimate hides why a route performs differently and makes it difficult to compare the weekly cost of two homes.
Talk through the details at 214.429.4907
- Door-to-garage distance. Record route mileage from the exact driveway to the exact employee-garage entrance. City-center distance is not a substitute.
- Time window. Test the required arrival and realistic departure windows on the actual office days. A live sample is a dated observation, not a permanent average.
- Tolls. Use the exact NTTA entry and exit for each direction. Do not estimate from the total length of the road.
- Road work. Check the responsible city, NTTA, or TxDOT page on the same day as the route test. Weather and project phases can change the result.
- Parking and last mile. Add the approach queue, garage circulation, elevator, and walk to the desk.
- Hybrid frequency. Multiply the real one-way legs, not a five-day-office assumption that does not match the job.
A five-day office schedule creates 10 one-way legs each week. Three days create six legs, and two days create four. Inbound and outbound routes may differ, so calculate both directions rather than doubling one convenient sample.
| Field | Home A | Home B | Evidence date |
|---|---|---|---|
| Exact driveway to garage mileage | Enter route | Enter route | Record date |
| Three inbound samples | Record each | Record each | Named workdays |
| Three outbound samples | Record each | Record each | Named workdays |
| Weekly toll total | NTTA result | NTTA result | Current rate schedule |
| Parking and walk | Employer fact | Same destination | Employer confirmation |
| Active road work | Agency link | Agency link | Day of test |
“Dallas traffic is no joke” is not a reason to panic. It is a reason to measure the same fields for both homes. Book a commute-and-home comparison or call Kaitlin.

Measurement checkpoint: Compare at least three inbound and three outbound samples per home, all tied to the real office schedule.
How should tolls change the Plano-versus-Frisco decision?
Tolls are a separate ownership cost, not a reason to declare one city better. The correct number comes from the current NTTA calculator using the exact entry and exit for both directions. NTTA’s current published rate table covers July 1, 2025 through June 30, 2027, and NTTA states that ZipCash customers pay twice the TollTag rate (NTTA 2025-2027 toll-rate table; NTTA toll calculator; NTTA payment guidance) (NTTA, accessed August 27, 2026).
Do not multiply a one-way calculator result by 10 unless the employee drives the same route both directions, five days every week. A hybrid worker may have four or six weekly legs. A worker who changes route for an evening obligation may have different outbound tolls. Include vacation and remote weeks only if the buyer wants an annual budget.
| Toll question | Evidence needed | Decision use |
|---|---|---|
| Which road and gantries? | Exact NTTA calculator route | Prevents whole-road or citywide estimates |
| TollTag or ZipCash? | Actual account method | Applies the correct published rate class |
| How many weekly legs? | Employer schedule | Converts route cost to a real weekly total |
| Is a surface route acceptable? | Timed same-window test | Shows the time-versus-toll tradeoff |
Put the resulting toll budget next to the home’s mortgage, property tax, insurance, HOA, utilities, and maintenance. It may be small relative to the housing decision, or it may matter over repeated office days. The buyer should see it before making an offer. See Kaitlin’s full-cost home comparison, start a purchase plan, or call 214.429.4907.
Toll checkpoint: Use the current entry-to-exit result for each direction and multiply only by the employee’s actual weekly legs.
Which road projects should I check before choosing a home?
Commute conditions change during a road project, and project pages change as work advances. NTTA says a fourth DNT lane in each direction between SRT and US 380 opened in August 2025. Its current DNT project information still identifies final Fields Parkway U-turn work plus landscaping and signing, so it would be inaccurate to say every related task is finished (NTTA DNT project status) (NTTA, accessed August 27, 2026).
The City of Frisco’s DNT and Dallas Parkway page describes frontage-road capacity projects at Lebanon, Stonebrook, Cotton Gin, Main, Eldorado, and Panther Creek. It warns that closures repeat, work is weather-dependent, and schedules can change with little notice. Its older anticipated-completion language is not proof that a segment is clear today (Frisco DNT and Dallas Parkway widening) (City of Frisco, accessed August 27, 2026).
Agency ownership matters. Frisco assigns DNT to NTTA and identifies TxDOT responsibility for roads including US 380, Preston Road, FM 423, Custer Road, Eldorado Parkway, and Main Street. Plano maintains its own major-road construction page. TxDOT’s DriveTexas provides live cameras, closures, construction, weather, road-damage, and traffic information (City of Frisco related agencies; City of Plano major road construction; TxDOT DriveTexas) (City of Frisco, City of Plano, and TxDOT, accessed August 27, 2026).
For each candidate, list the first local road, the tollway or state-road segment, and the final Legacy West approach. Then check the responsible source for each. A dated construction snapshot should not be presented as an average commute forecast.

Construction checkpoint: Verify each route against the responsible city, NTTA, or TxDOT source on the same day as the commute test.
Can DART replace the drive to Legacy West?
DART says the 26-mile Silver Line opened in October 2025 between DFW Airport and Shiloh Road in Plano. Its official station list includes Plano stops at Shiloh Road and 12th Street, but it does not list a Legacy West station. The Silver Line is therefore not a one-seat rail trip to the Legacy West workplace district (DART capital projects; DART Silver Line stations) (DART, accessed August 27, 2026).
DART describes GoLink as curb-to-curb service within designated zones that can connect riders to stations or transit centers. Most zones operate from 5 a.m. to midnight, but exact address eligibility and trip availability require the live planner. Route 254 Legacy was discontinued February 2, 2026, so older route references may no longer describe a workable commute (DART GoLink; DART February 2026 service change).
A transit comparison must show the entire trip: home to pickup or station, waiting, transfers, last-mile service, walk to the office, and schedule reliability at the employee’s work hours. It should also confirm what happens if a meeting runs late.
Ask Kaitlin to include transit in the address worksheet or call with the work schedule.
Transit checkpoint: Accept a transit option only after the current DART planner produces a complete address-to-office itinerary for both required directions.
What property facts belong beside the commute?
A commute can narrow the search, but the home still has to work as a financial and physical purchase. Keep the article’s lane objective: property condition, price and terms, taxes, insurance, HOA, utilities, maintenance, flood information, and exact-address school assignment when relevant. Do not use city stereotypes or describe one place as better for a type of person.
Texas has no state property tax. Local taxing units set and collect property taxes, so “Plano tax” and “Frisco tax” are incomplete labels. The City of Frisco’s own FY2026 page lists multiple school districts, showing why the full bill depends on the parcel and its taxing entities (Texas Comptroller property-tax overview; City of Frisco property-tax rate) (Texas Comptroller, 2026).
Insurance also belongs at the address level. The Texas Department of Insurance says premiums can depend on the home’s age, condition, replacement cost, materials, location, fire protection, claims history, and the insurer’s underwriting. One seller’s premium does not quote the next buyer’s policy (Texas Department of Insurance home-insurance guide) (Texas Department of Insurance, 2026).
If school assignment matters to the buyer, use the exact-address official district locator and confirm near-boundary results with the district. Frisco ISD says assignment is residence-based and its locator is a guide. Plano ISD directs families to its School Finder. Do not turn a commute article into a rating or demographic comparison (Frisco ISD attendance zones; Plano ISD enrollment and School Finder) (Frisco ISD and Plano ISD, accessed August 27, 2026).
| Home decision field | Exact evidence | Professional follow-up |
|---|---|---|
| Condition and future repairs | Inspection, disclosures, receipts, permits, specialist findings | Inspector, contractor, engineer as needed |
| Property taxes | Parcel and taxing entities | Appraisal district, lender, tax professional |
| Insurance and flood | Address-specific quote and flood map | Insurance agent, FEMA map review |
| HOA | Resale certificate, restrictions, budget, fees | Title and legal review where needed |
| School assignment | Exact-address district locator | District confirmation near a boundary |
| Commute | Dated door-to-garage tests and toll result | Employer parking facts and live agency pages |
Compare the whole purchase with Kaitlin, book a North Dallas buyer call, or send the two addresses.
Property checkpoint: A shorter sampled route does not overrule condition, total monthly cost, contract risk, or address-specific facts.
How do I test two addresses before buying?
- Pin the office correctly. Obtain the exact employee-garage entrance and required badge-in time.
- Use the candidate driveways. Save the full addresses rather than neighborhood or city-center pins.
- Choose real workdays. Record the employee’s normal office days, arrival window, and departure window.
- Run three samples in each direction. Keep the date, start time, route, mileage, and reported time for every sample.
- Price the exact toll route. Run inbound and outbound entry-to-exit results in the current NTTA calculator.
- Check construction the same day. Use the responsible city, NTTA, and TxDOT sources for the exact segments.
- Add the last mile. Include garage queue, space, elevator, and walk to the desk.
- Multiply the actual weekly legs. Use 10, six, or four only when the job truly requires five, three, or two office days.
- Compare the homes separately. Put condition, taxes, insurance, HOA, price, financing, and contract terms beside the commute result.
- Recheck before the option expires. If the commute is material, verify the selected address again while the buyer still has the contract rights negotiated for due diligence.
Do not average six samples into a false promise. Keep the range visible and note unusual weather, crashes, closures, or school-day conditions. The range shows the buyer what was observed; it does not guarantee the next month.
Start the two-address worksheet, schedule a strategy call, or send Kaitlin your schedule.
Offer-ready result: Each home has three inbound plus three outbound observations, six total, a current toll calculation, a same-day construction check, verified parking facts, and a separate total-cost review.
Frequently asked questions
Is Plano always closer to Legacy West than Frisco?
No. Legacy West is in Plano, but Plano extends far east of the Dallas North Tollway, while parts of south Frisco can have a direct DNT or SRT approach. Compare exact home and office-garage addresses at the employee’s real work hours.
Pick a convenient time to connect
Which part of Plano has the most direct Legacy West route?
West and far-north Plano origins near Legacy Drive, Preston Road, Coit Road, Windhaven Parkway, or the DNT can have direct road geometry. That does not establish a fixed commute time, so test the actual driveway and employee garage.
Can south Frisco work for a daily Legacy West commute?
It can be a practical candidate when the home has direct access to DNT, SRT, or a workable surface route. Daily feasibility depends on exact access, tolls, work hours, parking, road work, and the buyer’s tolerance, not the city line alone.
How many commute tests should I run before buying?
Run at least three inbound and three outbound samples for each candidate home at the employee’s actual work windows. Record dates, routes, mileage, tolls, incidents, and parking time instead of relying on one map estimate.
How do I calculate weekly toll costs?
Call the North Dallas team: 214.429.4907
Use the current NTTA calculator for the exact entry and exit in each direction, then multiply each result by the actual weekly one-way legs. Five office days create 10 legs, three create six, and two create four.
Does the DART Silver Line stop at Legacy West?
No Legacy West station appears on DART’s official Silver Line station list. A workable transit trip would need a current full itinerary, including home-to-station access, transfers or GoLink, last-mile travel, walking, and the return schedule.
Should I compare Plano and Frisco property taxes citywide?
No. Texas property taxes are imposed by local taxing units, and city boundaries can include different school and special districts. Compare the exact parcel, taxing entities, exemptions, lender estimate, and current appraisal record.
What should I verify again before making an offer?
Recheck the exact route, office garage, toll calculation, active construction, employer schedule, address-specific taxes, insurance quote, HOA documents, school boundary if relevant, and the property’s condition and contract terms.
