Quick Answer: Yes, you can buy a Plano home without visiting first. The safe version is a documented remote process: define your location and payment limits, tour homes live by video, verify the exact address, preserve the protections selected with your agent and attorney, use independent inspections, and assign a local representative to attend the steps you cannot. Three weeks is enough to make disciplined progress, but no agent should promise that financing, title, appraisal, inspection, and closing will all finish on a fixed date.

What should I do in the first 48 hours?

Start with constraints, not listings. Write down the date you must be in Plano, your lender-approved payment range, acceptable commute, bedroom count, home-age tolerance, school or program needs, and the repairs you will not accept. Ask for a continuous live call from the street to the front door and through every room. Which Plano facts must be checked by exact address?

School assignment is an address-level fact. Plano ISD directs families to its SchoolFinder for 2026-2027 attendance information and says families with boundary questions should confirm them with the district. Never rely on a portal label, neighborhood name, seller statement, or a Plano mailing address as proof of the assigned campus (Plano ISD, 2026).

Flood exposure is also parcel-specific. The City of Plano provides flood-hazard and flood-insurance resources and notes that floodplain development is regulated. Check the property through official mapping, review available insurance information, and ask your insurer what coverage and cost apply to the exact house (City of Plano, 2026).

Property taxes, HOA restrictions, special assessments, utilities, and jurisdiction boundaries need the same discipline. Confirm the appraisal district record and taxing entities, read the current HOA documents, and verify the utility providers. The City of Plano offers online start, stop, and transfer services for water, sewer, and trash, which can be scheduled as part of the move rather than discovered after closing (City of Plano, 2026).

Do I need a written buyer agreement before a virtual tour?

Texas changed the answer in 2026. A license holder working with a prospective residential buyer must enter into a written agreement before showing residential property, or before presenting an offer when no showing occurs. TREC says the agreement must identify services, termination date, exclusivity, representation status, compensation, and that compensation is negotiable (TREC, January 2026).

TREC also explains that a qualifying non-representation, showing-only agreement may be used, but it must be non-exclusive and cannot last more than 14 days. Under that arrangement, the license holder cannot provide the advice and broader brokerage services a represented buyer may expect. A relocating buyer should understand whether the person holding the camera represents them, represents the seller, or is providing a limited non-representation showing.

A buyer representation agreement is a private contract between the buyer and broker. TREC does not promulgate that agreement and directs contract questions to a private attorney. Read the scope, term, termination language, exclusivity, and compensation before signing. How do I write an offer without seeing the house?

The offer should reflect what is known, what remains unknown, and which risks you are willing to accept. Discuss price, earnest money, option terms, financing, appraisal, closing date, possession, included items, and requested documents with your agent, lender, and attorney as appropriate. Do not copy a protection from an internet checklist and assume it applies to your contract.

A three-week relocation deadline can create pressure to waive the very steps that make remote buying defensible. Speed should come from preparation: underwriting documents delivered early, inspectors identified before the offer, insurance quoted promptly, title opened quickly, and decisions scheduled. It should not come from pretending condition, financing, appraisal, or title risk disappeared.

Before authorizing an offer, require a written decision summary: target price and ceiling, estimated cash to close, estimated monthly payment, important deadlines, unresolved property questions, and the professional responsible for each answer. That one-page summary protects you from making a different decision at midnight than the one you described that morning.

Who protects me during inspection and final walkthrough?

Hire an independent licensed inspector and attend the review by video if you cannot be present. Ask for the written report, photographs, and a live conversation about major systems and observed deficiencies. Bring qualified specialists in when the inspector recommends them. A video tour by an agent is not a substitute for an inspection, engineering opinion, roof evaluation, sewer review, or other specialist work.

After reports arrive, separate health, safety, water, structure, systems, and insurability concerns from cosmetic preferences. Ask the relevant professional for scope and cost information, then work with your agent and attorney on the response permitted by your contract. Remote buyers need fewer vague assurances and more written evidence.

Arrange a final walkthrough as close to closing as practical. A trusted local representative can verify agreed work appears complete, included items remain, the property condition has not materially changed, and keys or access devices are accounted for. The representative cannot make the buyer’s legal decision, but they can document what is present and escalate discrepancies before funds move.

How do I close remotely without creating wire risk?

Confirm early whether your lender and title company can support the signing method needed for your transaction and location. Remote does not mean every document can always be signed in the same way. Identification, notarization, lender, title, and recording requirements control the final process.

Treat wiring instructions as a high-risk item. The Consumer Financial Protection Bureau warns that scammers impersonate real estate professionals and send last-minute changes to closing instructions. Verify instructions using a known phone number obtained independently, not the number inside the email asking for money. If instructions change, stop and verify again. If fraud is suspected, contact the bank or wire-transfer company immediately (CFPB).

Create a closing-day sheet with verified contacts for the lender, title company, agent, insurer, and bank; the exact amount and deadline; the possession arrangement; utility start dates; key delivery; and the person authorized to attend locally. The result should be a controlled handoff, not a chain of urgent emails.

4. I hate gardening – mainly because of all the red ants here in Dallas! I love flowers, but had to get out in the garden and plant things. I want to have a beautiful botanical yard, but don’t want to put in the effort.
5. I’m addicted to tennis – in the free time I have you will probably find me on a tennis court in the neighborhood. I started playing 5 years ago and absolutely love the competition and the friends I have made.
6. I’m a beach person 100%, we love to visit all the places with white sand beaches, go snorkeling, paddle boarding, sand castle building and anything else you can do on the beach.
7. I’m a sports nut, we have a closet full of sports equipment just in case we decide to pick up a different sport on the weekend. I love tennis, but also water ski, snow ski, play pickleball (not well), and golf occasionally.
8. My favorite meal is a good steak, salad and a glass of red wine. I hate all shellfish foods.
9. I love NFL football – I’m a lifelong Cowboys fan, but also really like the Miami Dolphins and Denver Broncos

Favorite food – Seafood!! All of it! I can eat it three times a day, seven days a week. If I were ever to be stranded on an island, I wouldn’t mind. Seafood, beach, sunsets, warm weather, and hopefully a razor. I would be in heaven.

I love to dance!! I was on Drill Team in High School. When I turned 18, I loved going to the dance clubs anytime I could. Fast forward to Covid. :( I never imagined a world without dance clubs. Lol. Now that I live in Texas, country line dancing is next on my list. My friend Kathy and I met and hung out with Kenny Chesney and Vince Vaughn after Kenny’s concert backstage at the Angels Stadium in California. A young man with a pass said he could take us back to meet him, but we had to turn our phones off, or else we couldn’t go backstage. I was ready to throw my phone in the trash!! My friend Kathy is the only proof I have that we hung out with Vince and Kenny.

My “superpower” is making friends and connecting with people. I love meeting people from ALL different walks of life. I love learning about them, their traditions, their background, their family, what they are passionate about. It makes for great conversations and forms great, long-lasting relationships. One of the many reasons why I love my career.


Favorite childhood movie, “The Goonies!” I can’t tell you how many times I’ve watched the movie as a kid and as an adult with my kids. My husband took me to Astoria, Oregon, where they filmed the movie, and we visited all the buildings, including the house where the movie was shot. Pretty epic in my book.


I love ALL music genres. I looked it up, and there are 41 primary music genres with 331 subcategories. I don’t know about the subcategories, but when I hear music, I’m truly joyful. Strangely, even with Heavy Metal. Just watch the sound/volume, not too loud please. Lol. I love to dance, so if music is playing in any language, as long as there is a beat, I will dance to it.
